Texas Pacific Land owns the ground above oil fields and collects royalties without producing anything.
The company grew out of a railway land trust and still owns an enormous holding in the Permian Basin. Oil companies drill on that land and pay a share of production. No rigs, no wells, no capital spending — hence profitability the producers themselves cannot reach.
The second income is nearly as important: selling water for fracturing and taking produced water back. Each well needs a great deal of it, and hauling it from far away is expensive. Risks: the oil price and the pace of drilling on this specific land — the company cannot accelerate it itself. A dividend is paid, but the company prefers buybacks to raising it.
