UDR rents apartments and deliberately holds them on the coasts and in the South — so that the cycles do not coincide.
Coastal markets and southern ones behave in opposite ways: on the coast building is hard, supply barely grows, but demand depends on one or two sectors of the economy; in the South building is easy and a wave of new housing periodically depresses rents. Holding both, the trust offsets a trough in one with the other.
Particular attention goes to management costs: self-service leasing, centralised support, leak sensors — everything that reduces staff per property. The trust form obliges distributing profit. Risks: the volume of new construction, rent control initiatives and sensitivity to interest rates.
