Blackstone manages private capital: it buys companies, property and debt with other people's money and takes a share of the profit.
Income has two layers. Management fees are charged on investor commitments regardless of performance — steady and predictable. Performance fees arise only after a fund earns above an agreed threshold, and are therefore uneven: a year of successful exits differs from the next by multiples.
There are four segments: corporate buyouts, real estate, credit and hedge-fund strategies. Real estate is historically the largest and the most rate-sensitive: expensive money lowers property valuations and complicates exits. Credit, by contrast, earns more when rates are high.
The key metric is dry powder — investor commitments not yet deployed. It shows what the company will earn from tomorrow. Distributions are variable and follow realised profit, so the dividend here is by definition not fixed.
