CBRE services commercial property — leasing, selling and managing other people's buildings.
The company owns no property; it earns commissions on transactions: leasing offices and warehouses, buying and selling assets, valuation. That part is cyclical and falls first when money gets expensive: deals freeze and commissions with them.
The second and growing part is contracted facilities management: building services, engineering, and running corporate property portfolios. Income there recurs and does not depend on whether anyone is buying an office. The company is deliberately growing that share to become less cyclical. It pays no dividend and buys back stock. Offices are a distinct risk: the share of remote work directly determines how much space a company keeps when a lease comes up for renewal.
