Johnson Controls makes building systems: climate, fire safety and access control.
The company sells not individual devices but a bundle of equipment and software that runs a whole building. Such a bundle stays with the customer for a long time: replacing the control system means rebuilding the premises, so service contracts renew for years.
The growth direction is energy efficiency: the owner pays for the upgrade out of future savings on bills, and the company takes on the calculation and guarantees the outcome. Emissions requirements and energy costs support demand.
The company simplified its structure by divesting non-core lines and relocated its legal domicile, which periodically became a subject of tax disputes. Risks are the construction cycle, component costs and execution on large projects. JCI pays a dividend.
