AGNC buys government-guaranteed mortgage bonds with borrowed money.
This is not an owner of property but a holder of paper: the trust borrows short and invests in long mortgage bonds, and the profit is the rate spread multiplied by leverage. The guarantee protects against borrower default but not against changes in the bonds' price.
The risk here is interest rates, and its two sides strike at once: when rates rise the portfolio falls in value while borrowing gets more expensive. There is a third feature too — prepayment: when rates fall borrowers refinance and high-yielding bonds leave the portfolio early. Such a stock is judged on net asset value, and the high yield reflects risk rather than generosity.
