Simon Property Group owns shopping malls — property that was written off for years and survived.
The key is stratification: weak malls really are dying, while the best-located ones stay full and raise rents. The company owns predominantly the latter, which is why its results diverge from the general rhetoric about the death of the mall.
The property trust form requires distributing nearly all profit, hence a high dividend yield. Tenants pay a base rent plus a percentage of turnover, so growth in store sales reaches the landlord too.
Online retail changed the asset's role: some space became collection and returns points, some became restaurants and entertainment. Risks: tenant bankruptcies, rates that raise refinancing costs, and consumer spending.
