Host Hotels owns expensive hotels while well-known hotel brands operate them.
The split of roles is typical for the industry: the trust owns the building and takes its operating result, while the operator supplies the sign, the booking system and the staff for a share of revenue. The owner bears both profit and loss — unlike the brand, whose income is nearly guaranteed.
Hence high sensitivity to the cycle: a hotel with high fixed costs falls into loss quickly when occupancy drops and builds profit just as quickly when it rises. The portfolio is weighted to expensive hotels and resorts, where demand recovered faster than in the business segment. Risks: business travel, labour costs, refurbishment and interest rates. The trust form obliges distributing profit.
