Weyerhaeuser owns millions of hectares of forest and sells timber — an asset that grows by itself.
Forest is a rare kind of property: a tree adds volume every year at no cost, and the owner decides when to cut it. If the price is low, harvesting is postponed and the standing inventory simply keeps growing. That is a built-in mechanism no production asset has.
The second part is sawmills turning logs into lumber; their result depends on lumber prices, and those on housing construction. The third and growing part is payments for siting communication lines and wind turbines on the land and for storing carbon. Risks: mortgage rates, fires and pests. The land under the forest appreciates in its own right, and some parcels eventually move into development. The trust form obliges distributing profit.
