Regency Centers owns neighbourhood shopping centres anchored by a grocery store.
The format lives on the repeat visit: groceries are bought weekly, and footfall for the neighbouring tenants — a coffee shop, a dry cleaner, a pharmacy — is generated by itself. Online retail hits such a centre noticeably less hard than an enclosed mall, because people come here for a specific purchase.
The properties are deliberately located in higher-income districts: tenants' sales are stronger there and therefore so is rent per square foot. New centres are rarely permitted, so supply is constrained. Risks: tenant bankruptcies, interest rates and the cost of fitting out units. The trust form obliges distributing profit.
